Where the data comes from
Sale prices, year-on-year changes and ROI come from Dubai Land Department transactions and cover the whole market. Asking prices come from a rolling sample of current listings — the source will not release the full market, so the median asking price and the "below DLD" share are estimates from that sample rather than exact totals. Figures refresh twice a day, and each one states whether it is full-market or sampled.
